Blue Mountain Tides is a 4-bedroom, 4-bathroom home located in one of the newest, most sought-after neighborhoods on 30A, Highland Parks in Blue Mountain Beach. Enjoy the unique atmosphere and luxury amenities Highland Parks has to offer! With an abundance of amenities to spoil you daily, including a resort-style swimming pool (heated in Winter!), gas fire pit, hot tub, covered entertainment pavilion, and an observation tower with spectacular views across the Gulf of Mexico to the state forest that surrounds the neighborhood, you may never want to leave! Upon entering Blue Mountain Tides, you will find an open living area perfect for family time and relaxation. The kitchen comes outfitted with custom cabinetry, granite countertops, stainless steel appliances, and tile backsplash. Dine at either the breakfast bar or the dining table. A King guest bedroom is located on the first floor, along with a shared hallway bathroom complete with a walk-in shower. The remaining bedrooms and bathrooms are located on the second floor. There are 2 King bedrooms with private bathrooms. The master features custom tile and a spacious walk-in shower and the second King bedroom has a tub/shower combination. There is also a bunkroom with two sets of twin bunkbeds and a sitting area for children. The bunk room and sitting area share a full hallway bathroom with a tub/shower combination.

Many of the communities along 30A are continuing to expand, so many more individuals can come enjoy the crystal blue waters of the Panhandle. Unfortunately, a side effect of this is construction and all the items that come along with it, such as noise, road blocks, etc. We understand this can be inconvenient for our guests, which is why we have chosen to make all possible guests aware of the possibility of this during their beach vacation. As most of this is outside of 30A Cottages realm of control, we are not able to offer discounts/compensation for any noise complaints, road blockades, etc. during a guest's stay. Please reach out to a team member with any questions you may have!

Community Amenities:
The Highland Parks Community features a stunning resort size lagoon swimming pool with a gorgeous waterfall and an Observation tower to view the Gulf of Mexico. There is also a hot tub, gas fire-pit, pavilion with gas grills, ice maker, lots of counter space for food prep, double sink, community dining area, big screen TV with comfortable lounge seating, and large bath house style restrooms. (Community pool is heated seasonally Nov-Jan so you can enjoy Florida year-round!)

Multiple public beach accesses are located within a short bike ride or drive from the home. The closest accesses are Blue Mountain Beach and Gulfview Heights, approximately a 6-8 minute bike ride from the home or a short 3-4 minute drive. If parking is limited at these locations, you can head to the Ed Walline Beach Access at Hwy 393 and Gulf Place, which has a larger public parking area, only a short 5-minute drive or 10-minute bike ride from the home.

Golf carts are a great way to explore the scenic views along 30A and to get back and forth from the beach and area restaurants. Highland Parks is a golf cart friendly community, allowing one golf cart rental per home.

Parking:
2 vehicle driveway & 1 Car garage. Street parking is strictly prohibited in the community and violators will be towed at owner's expense per community guidelines.

Reservation/Booking Policy
***The cancelation policy and terms of the 30A Cottages & Concierge Vacation Rental Agreement emailed to you at confirmation override any terms and policies from a third-party booking site such as VRBO, HomeAway, Airbnb, etc. We are not able to reimburse any additional service fees incurred for online bookings outside of our company website since these fees are charged by a third party. We do not offer 100% refund for cancelation at any time after the booking has been processed. A 5% cancelation fee will be charged to cover credit card and document processing for all cancelations.

~ Balance of payment is due 30 days prior to the scheduled arrival date (Or in full at booking if arriving within 30 days)
~ Except for a 5% cancelation fee, the initial 50% payment is fully refundable if cancelations are given more than 30 days prior to the arrival date
~ Optional travel insurance plans are available to our guests; some restrictions and timelines apply. Ask for details when booking. Insurance must be purchased BEFORE the final payment or at the time the reservation is paid in full.
~ CHECK-IN BEGINS AT 4:00 P.M. (CST) & CHECK-OUT IS BY 10:00 A.M.

Perfect House for Our Family

This house was perfect for our family. We had plenty of space and everyone enjoyed their stay. The kids loved the bunk room and the parents enjoyed the comfortable, king-sized beds. We would not hesitate to stay here again.

Great home for my family and our friends! We each had our own place in the house so could spread out. Very close to the pool so easy to access and only a short golf cart ride to the beach - best of both worlds!
