Welcome to Villa Menthë!  This 4,302 square foot home is located in the Lake District of WaterColor and is closest to Sand Hill Park Pool. This unique, luxurious home includes 5 bedrooms, 5.5 baths, bunk area on second floor (not counted as bedroom), and a large 3rd floor loft with built-in bunks (fifth bedroom). The custom draperies, bedding and upholstery make this property both one of a kind and home-away-from-home at the same time. The main level of the home has a spacious kitchen and living room with 14 ft ceilings and a gas fireplace. The kitchen features Carrera marble countertops, custom cabinetry, Wolf range and hood, stainless steel microwave, wine refrigerator, dishwasher, and refrigerator. At the back of the home, French doors lead out to a back porch and patio area with an additional gas fireplace, private pool and hot tub. The serene outdoor living space is complete with a covered outdoor living area, flat screen TV and built in gas grill overlooking the beautiful Western Lake Nature Preserve.



In addition to the main living area and kitchen on the first floor, there is also a spacious dining area with seating for 8 guests and 6 barstools at the breakfast bar. The laundry room, with private entry from outside features full size front loading washer and dryer with a folding station and utility sink. At the front of the home, there is a King guest master bedroom with private bathroom and a large walk-in shower. There is also a powder room off of the main living space.



Heading up the stairs to the second floor, you are welcomed at the top of the landing with a fun bunk room. There are two sets of Twin bunks, a window seat and large drapes for privacy. There are two guest bedrooms on this floor both featuring Queen size beds. One bedroom has a private bath with tub/shower combination and the other has a bath that is shared by bunk room guests. The shared bathroom has a double vanity and walk-in shower. There is also a second washer/dryer on this floor near the bunk area. The stunning master suite is on this floor. The striking color palette and decor of green, blue, and white with its King size bed make this a room you want to unwind in. The master suite has a private balcony with a gas fireplace and daybed swing. The master bathroom also offers double vanities, a great soaking tub, walk-in shower, and large closet.



The third floor of the home is a spacious den and bunk area with 2 sets of Twin bunks, sitting area, and an Xbox 360 perfect for the kids. There is also a separate playroom with table and chairs and a bathroom on this floor that features a double vanity and walk-in shower.



This home includes 6  adult bikes on all new reservations! 



Hailed for its eco-friendly design and environmental stewardship, WaterColor is a shining example of how responsible development not only blends in with its surroundings, but enhances them. With an award-winning inn and restaurant, stately beach cottages, a boathouse, tennis club, spa, shops, restaurants, and beach club, there are always plenty of “civilized” things to do. But with almost half of its 499 acres set aside for open space and preservation, WaterColor’s emphasis is clearly on the breathtaking natural environment that surrounds it.



30A Cottages will arrange all your plans and concierge needs prior to and during your stay! Services include, but are not limited to: bike and beach chair rentals, airport transportation, grocery shopping, catered dinners or prepared meals, beach bonfires, kayak rentals, baby sitters, restaurant recommendations, and spa services. ***WaterColor will only issue 2 parking passes per property.  Any additional vehicles parked in the community without a parking pass displayed could be fined and or towed.  WaterColor also has public off street parking throughout the community for overflow vehicles; parking is on a first come, first served basis and passes must be displayed at all times. 


 

NOTE: Golf cart rentals in WaterColor must be made through The Electric Cart Company and will be limited to a certain number of vehicles (approximately 45 per week) throughout the community at any given time. Only one cart may be rented per home and rentals will be granted on a first-come, first-served basis. Please contact Electric Cart Company directly for availability and pricing.



WaterColor Expansion Project

The Camp WaterColor expansion has been re-opened!  There are now 3 pools, including a lazy river for the kiddos!  Lifeguards have been employed for the water-slide that is now open to the masses.  The basketball courts and tennis courts have also been re-opened. The restaurant and bar are now available to guests as well!  There will eventually be a merchandise/sundries stand, which work will begin on shortly.  And, plans are in place to install a new arcade in the future, but there is not an ETA on the arcade at this time.  We do not have exact dates for the completion of all items but we will update our listings as we get more information from the HOA. 




The Beach Club will be completely revamped to include three separate pools and many new upgrades!  Upgrades include a new family pool with restrooms, a new resort pool, a new restaurant and bar, new dune level grill and a third level adult terrace.  As of July 4th, 2019, the first phase has been opened so there is one pool currently available at the Beach Club!  The complete expansion is projected to take between 12-24 months and will reopen in phases as certain areas are completed.  The second phase will include the restaurant and two new lower deck pools.  We do not have a current ETA on the completion of phase two.  During the project, food and beverage service for the pool deck will still be available from Fish Out Of Water.  Access to the beach is still available using the boardwalk between the Beach Club and the WaterColor Inn.  Rental chairs, towel service, and alternative restroom options are also available.  Bike parking will still be available on the lawn in the Town Center.  However, parking at the Beach Club and town square is extremely limited.




***Keep in mind, the project could be delayed and these dates are tentative.  However, there are multiple pools and play areas throughout the WaterColor community so you will still have access to the open pools and parks. 



Due to the outstanding beaches, beautiful emerald water and amazing communities along 30A, our area is getting more and more popular each year.  Along with this comes a higher demand for housing, restaurants, etc and projects in the communities to meet these demands.  There is a high possibility of nearby construction, home remodels, community changes and county projects on the roads and bridges along 30A year round and throughout every single community.  Please be aware that refunds will not be issued due to noise disturbance or unsightly views due to nearby projects. 




Reservation/Booking Policy



***The cancelation policy and terms of the 30A Cottages & Concierge Vacation Rental Agreement emailed to you at confirmation override any terms and policies from a third party booking site such as VRBO.com, HomeAway.com, or VacationRentals.com.  We are not able to reimburse any additional service fees incurred for online bookings outside of our company website since these fees are charged by a third party.  We do not offer 100% refund for cancelation at any time after the booking has been processed.  A 5% cancelation fee will be charged to cover credit card and document processing for all cancelations.



***For the comfort and enjoyment of all guests, smoking and pets are NOT allowed on property.  Events and ceremonies, large parties exceeding the occupancy limit of the home, student groups under the age of 25, and disruptive behavior are not allowed.  Violations of this policy or any terms of the 30A Cottages & Concierge Vacation Rental Agreement are subject to a fine or evacuation from the property.

~ Optional travel insurance plans are available to our guests; some restrictions and timelines apply.  Ask for details when booking.  If arriving within 30 days, the optional insurance must be added at the time of booking.
